VP Dryer Notice Addendum - Extension Period
November 2008 - Change in Property Management 1 January 2009 & Increase in Maintenance Fees
The V P Board has hired a new management company effective 1st January 2009, details of which are listed below.
The Board had
noticed that Taylor Management was not full filling its commitments &
all projects were falling behind scheduled. The Board has put in extra
efforts & worked hard to complete the pending work, Taylor was not able
to assist & guide us through. So the choice had to be made to get a
better management company.

Secondly, due to higher maintenance costs & keeping the V P property in
good shape, the Board had no choice but to increase the maintenance to
$165.00 from $155.00, effective Jan 2009. The Board has struggled to
avoid from charging any additional assessments, as it was done by
previous Board for snow removals ( $250.00 ). The Board is not assessing
any charges fr major road work, considered a capital improvement.
November 2008 - Beautiful Water Fountain In The Retention Basin - With Lights !!! - Closed for the winter!
The Fountain is up & running. This was the major project left in limbo by previous Board. The present Board had to work closely with the Edison Township officials to get necessary permits & get over with this project. Please pass by & enjoy the fountain, as this will be working for next 3 weeks. Lights will go on at 6.00 PM until 6.00 am. Due to extreme weather conditions, the fountain will have to be shut down for winter season.

The Board of Trustees has worked hard in their efforts to keep the same monthly maintenance fees of $155. For those who have
not received the booklets yet, please mail your check to: Village Pointe Condo. Assoc., c/o Taylor Management Company,
P.O. Box 48077, Newark, NJ 07101.
Make sure you put your unit address and/or account number on the check.
You must place garbage bags INSIDE the trash cans. You must tie
all loose items such as cardboard, paper, etc. Do not leave your garbage outside other than the time frame permitted.
